Rates

VILLA RATES 2026-2028

Rates & Occupancy

• The rates are per night and based on a maximum of 8 guests and are subject to 15.5% Government Tax & Service Charge.
• The villa can accommodate up to 2 additional guests by providing extra beds at IDR 1,100,000++ per person per night, including breakfast.
• A fully refundable security deposit of IDR 4,000,000 (for stays without events) is required in cash upon check-in to cover any incidental expenses, damages, breakages, or losses incurred during the stay. The deposit will be returned upon check-out, subject to inspection and settlement of any outstanding charges.

• Villa staff on duty from 07:00 AM to 10:00 PM. For wedding or event bookings, staff assistance will be available until 12:30 AM to support event arrangements and guest departure.

Additional Services

To make the guests’ stay more comfortable and convenient, we are pleased to assist with the following services: 

• Laundry and dry-cleaning services are available upon request and can be arranged at an additional charge.
• Private car and driver service is available with a 7-seater vehicle, including petrol, at IDR 150,000 per hour with a minimum booking of 3 hours. For bookings of less than 3 hours, the rate is IDR 200,000 per hour.
  Please note that parking fees, tolls, and other incidental expenses are not included.

WEDDINGS & PRIVATE EVENTS

Villa Karang Kembar 3 welcomes intimate weddings and private events.

Wedding & Event Function Fee

• Up to 50 guests: IDR 15,000,000++
• 51–100 guests: IDR 17,500,000++

The function fee includes:

• Banjar/community fee
• Required police notification, event notifications and permits
• Security arrangements
• Parking space
• Corkage fee

A fully refundable security deposit of IDR 6,000,000 is required in cash upon check-in for bookings with a villa stay and event. The deposit will be returned after the event, subject to no damages or outstanding charges.

Event Capacity

The villa can accommodate up to 80 guests for a seated wedding reception or up to 100 guests for a standing reception, subject to the event layout and setup.

Event Guidelines

• DJ/music must end by 12:00 midnight.
• All guests and vendors must vacate the villa by 12:30 AM.
• Night fireworks and smoke daylights (daytime fireworks) may be permitted with prior approval from the Banjar Office. Any required permits, approvals, and associated fees shall be borne by the guests.
• Laser shows are not permitted.
• A generator is required for all events.

Terms & Conditions

Occupancy

• The villa accommodates a maximum of 8 guests.
• Up to 2 additional guests can be accommodated with extra beds at an additional charge.

Check-in & Check-out

• Check-in: From 2:00 PM
• Check-out: By 12:00 noon
• Late check-out may be arranged at an additional charge, subject to availability.

Rates

• Rates include electricity, water, daily housekeeping, gardening, and bathroom toiletries.
• Rates do not include gratuities for villa staff.

Payment Terms

• A 50% deposit of the total rental amount is required within five (5) working days of the invoice date to confirm the reservation. Failure to receive the deposit within this period may result in the booking being released at the owner's discretion.
• The balance payment is due 45 days prior to arrival, or 60 days prior to arrival for Peak Season bookings.
• Reservations made within 45 days of arrival (or 60 days for Peak Season) require full payment at the time of booking.
• Payments may be made by bank transfer or PayPal. Any bank charges or PayPal processing fees shall be borne by the guest.
• Failure to settle the balance payment by the due date may result in the reservation being cancelled at the owner's discretion.
• All deposits and final payments are non-refundable.
• Guests may request a change of travel dates after the deposit has been paid. Any change is subject to availability, must fall within the same calendar year as the original reservation, and is at the sole discretion of the owner.
• Incidental expenses, including food and beverages, villa’s transportation, and other additional services, must be settled in Indonesian Rupiah (IDR) upon check-out.

Travel Insurance

Guests are strongly advised to obtain comprehensive travel insurance. The villa's insurance does not cover guests' personal belongings, medical expenses, accidents, illness, or travel disruptions during their stay.

Liability

The owner shall not be liable for any injury, illness, accident, loss, damage, expense, or inconvenience incurred during the guest's stay or arising from the use of the villa and its facilities, including any transportation or Beach Club services arranged for guests. The owner accepts no responsibility for the loss of or damage to guests' personal belongings, valuables, or vehicles.

Damages

Guests are expected to leave the villa in the same condition in which it was presented upon arrival.

The owner reserves the right to charge for any damages to the villa, its fixtures, furnishings, equipment, artwork, or any loss resulting from the actions of guests or their visitors.

The owner further reserves the right to terminate a stay immediately, without refund, should guests cause significant damage, create excessive disturbance, or engage in any unlawful or inappropriate activities in breach of the laws and regulations of the Republic of Indonesia.
